Daily rents/ Golemi leads the increase in demand and supply, the most expensive

Golemi is the fastest-growing market in the tourist apartment sector in Albania, according to AirDNA data, recording the highest demand growth and one of the strongest supply expansion rates in the country in March. (AirDNA - data analysis company for short-term rentals, such as those on Airbnb and Vrbo platforms).

While Vlora remains the largest short-term accommodation market with over 10 thousand active listings per month and Tirana ranks second with more than 5 thousand, the highest growth rates have shifted towards Golem and Durrës.

According to AirDNA, the number of listings in Golem increased by 34% in the 12 months to March 2026, representing the fastest expansion of supply among the country's major tourism markets.

The number of apartments for rent in Golem reached around 1,400 in March 2026, up from 1,043 in the same month a year earlier.

Over the same period, room nights in this market increased by 45%, the highest rate recorded nationally. AirDNA attributes this development to the entry of new units into the market and the expansion of inventory available to tourists.

The figures show that Golemi not only leads in terms of growth rate. The market also results in the highest average price per night in Albania, around 67.4 euros, slightly higher than Vlora, at 66.6 euros.

However, in Golem, the average rental price has decreased compared to March of the previous year, when it was 72.1 euros. In contrast, the daily rent in Durrës has increased, to 62.8 euros, from 59.3 euros in March 2025.

Durrës also recorded a 28% increase in supply, while Shëngjin and Shkodra reported an increase in demand of over 30%. Vlora remains the largest market in terms of inventory, with over 10 thousand active listings per month.

Tirana maintains a strong position in the market with the highest occupancy rate, around 59%, while there are around 5.3 thousand units listed for daily rent. However, the Albanian capital is among the cheapest and you can rent it, on average, for 42.6 euros per night (down from 43.2 euros in March 2025).

Golem and organized tourism 

The Golem region, in addition to the rapid growth of daily rental apartments, is actually an area with hotel structures that have raised organized tourism for more than a decade to the most stable segment in the country.

This tourism mainly starts in May and ends at the end of September, when foreign agencies bring organized groups of tourists who come with all-inclusive, half board or bed and breakfast packages. Meanwhile, during the rest of the year, Golemi remains frequented by individual tourists, mainly Kosovars, Italians, but also other visitors. /Monitor
