The city of Vlora leads the list of 10 cities with the highest number of properties published for daily rent on the international Airbnb platform.
During the summer months, the city of Vlora and its surrounding tourist areas saw a high number of foreign tourists, especially Italian ones, who flocked to the south due to the cheaper prices compared to other European countries.
For 2023, in the city of Vlora, the number of vacation homes published on Airbnb reached 70,049 properties. Compared to 2022, their number increased by about 31%, due to the tourist boom of the previous year. About 42% of vacation apartments listed on Airbnb for 2023, according to AirDNA data, were located in the city of Vlora.
The demand for stay nights increased in 2023 by about 9% compared to 2022.
The revenue generated in 2023 from daily rental houses and apartments in this city amounted to USD 25.9 million, accounting for 48% of the total revenue earned from daily rentals on AirBnb.
Compared to 2022, daily rental income for the city of Vlora expanded 103%.
The city of Vlora was also ranked second in the world by the international Booking platform, after Japan as the most requested destination for accommodation during the period from August 1, 2022 to July 31, 2023. After the city of Vlora, the world ranking was followed by Mexico, the USA , the Netherlands, Argentina, Germany, New Zealand, the Philippines and Australia.
Tirana ranks second for the high number of vacation apartments with 37,338 listed properties. Compared to 2022, their number expanded by 52%. According to AirDNA data, the highest number of properties listed in Tirana varies between July and December, with respectively up to 3,000 properties listed per month.
The presence of foreign tourists in Tirana has been ascertained by the increase in the flow of attendances in many areas of the capital, such as Pazari i Ri, near the castle of Tirana, the former Block, etc. For 2023, according to AirDNA data, the demand for online accommodation increased by 78%.
Durrës is ranked the third city for the number of properties listed on Airbnb, with 20,141 vacation homes respectively. Compared to 2022, their number has increased by about 61%.
For foreign vacationers, Durrës offers a large number of accommodation structures, including hotels and tourist resorts preferred by foreign tourists. The demand for online stays in vacation homes and apartments published on AirBnb fell by 76% for 2023 compared to 2022.
The ranking continues with Golem, with 8,116 apartments or vacation homes listed on AirBnb in 2023. Compared to 2022, their number has increased by 58%. In Golem, the demand for web hosting increased by 5%.
A favorite destination for tourists, based on the high number of properties listed on Airbnb, is the city of Shkodra and then Korça. In the city of Shkodra, the fifth in the ranking, for the number of vacation homes for 2023 reached 7,342. Compared to 2022, their number increased by 53% and the demand for overnight stays decreased by 75%.
In the city of Korça, the number of such properties was 4,611. Compared to 2022, their number increased by 29%, while the demand for overnight stays fell by 15%. Local real estate agencies claim that these two cities are ranked among the most preferred by foreign tourists, after the coastal cities of Vlora and Saranda.
Shengjini ranks next, with 4,922 vacation homes published on Airbnb. Compared to 2022, their number increased by 72.5%. In Shengjin, the demand for nights of stay has recorded the highest increase among the 10 cities listed with the highest number of apartments for daily rent. The demand for overnight stays in 2023 increased 776% more than in 2022.
The city of Berat ranks 8th with 2,439 holiday apartments in 2023. Their number increased by 27% compared to 2022, while the demand for overnight stays increased by 49%.
The Kashari area ranks 9th with 1,504 properties listed on Airbnb. The number of houses or apartments for daily rent expanded by 40% compared to 2022, while the demand for overnight stays increased by 23%. This area has seen the highest increase in nightly prices, according to AirDNA data.
In 2023, prices for a night's stay increased by 176% compared to 2022. Prices peaked in November 2023, reaching the level of USD 194 per night, and the average prices for the month of December were USD 165 per night.
The ranking for the 10 most ranked cities on Airbnb ends with the Farka area. In this municipality in 2023 there were 1,234 properties offered for rent to vacationers. Compared to 2022, the number increased by 44%, while the demand for overnight stays increased by 178%.
